Contaminated land

We use our skills and knowledge to assist our clients in satisfying contaminated land planning conditions that are imposed on their planning permission, thus ensuring a cost effective, speedy resolution to these issues.

Buying or selling a site?

Re-Tex sites may present problems such as buried structures, underground storage tanks, waste arisings, soil and groundwater contamination.

Unless these issues are promptly and efficiently dealt with, development may be disrupted and the sale of properties or the occupation of the site may be delayed. With appropriate management however, a Re-Tex site may be successfully redeveloped and turned into an real asset we offer:

  • Free initial advice on the best way forward, giving you a realistic idea of what the regulators are likely to expect.
  • We will scope a realistic site investigation or desk study, based on regulatory requirements, leading the most cost effective solution.

The Re-Tex Experience

We have the skills and knowledge to deal with a wide range of contaminants, including heavy metals, petroleum and oil based products, chlorinated solvents, PCBs, pesticides, explosives and much more.

We also have extensive experience dealing with disused filling stations and sites with above or underground storage tanks: we can project manage the initial site investigation, full decommissioning and removal of the tanks and their infrastucture, and provide demolition services for the other filling station structures and infrastructure.

Contaminated Land

All land may be contaminated thereby placing constraints on its potential for development. Under existing UK and EU legislation the owner of the land is held responsible for the effects of any resultant contamination or pollution.

Current planning laws require any possible contamination to be identified before redevelopment takes place and if necessary remediated or prevented from causing harm to sensitive receptors including humans, the environment and controlled waters.

  • Phase 1 – Pre Acquisition and Planning Surveys: Thorough and accurate professional investigation of a site prior to purchase provides protection against potentially limited liability, by identifying potential sources of contamination and enabling recommendations to be made for prevention and the rectification procedures to satisfy the Environment Agency and assist development.
  • Phase 2 – Risk Assessment
  • Phase 3 – Remediation and Validation
